My dear Will

I enclose a notice to Russell which you can read, & deliver. I find the garden is 39 perches according to dimensions in feet on the plan — no quantity is stated in the deed. The price was £210 — equal to £850 an acre! About the same as at Parkstone.

Garden ground is usually let at £10- to £20 an acre, & with fruit trees more. I think £4 is about its fair value. As building [2] land with a fine view it should fetch at least £20 on a 99 year lease — (or 2 lots at £10. each).

I enclose a letter just received from Dresser. You can see he it is no good bothering Sir. C. Lodge, any more.

Give my love to Gladys & to all at Treeps Cottage. You will have fine weather now for walks.
