My dear Sir

The two keys you kindly sent I return as neither of them open the lock of the Stamp as however I have received the duplicate key from Mr Coventry it is of no particular consequence in case you do not find the right one which is, in size, like the smaller one returned herewith & has marked on it "J. Town, London".

In answer to your enquiries.

1"What was the sum the Estate sold for?"

The nett amount realised for the two properties was £. s. d
1/5th was apportioned to Mr Mongredieu 10,562. 7. 0
Appertaining to the Company 2,112. 9. 5
= 8,449. 17. 7
[2] from otherside carried forward
The Compy were responsible for the mortgage & interest amounting to 8,449. 17. 7
Balance due from the Co to Mr Mongredieu or his representatives which sum they will lose 10.261. 18. 2
1.812. 0. 7

2"Did this include all the Nursery stock?"

It did include all the stock then existing besides plants in pots, implements, garden seats etc for which the purchaser was bound to pay £300.Of this(,) £45 was apportioned to the Company & paid to me in Cash.

I hope this statement is sufficiently explicit but you proposed my giving the information briefly and the transactions are [3] rather of a complex character, if however you desire any further elucidation on these or any other points I will do my best to furnish it.

Yours very truly | F. Perigal [signature]
