Dear Mr Cockerell1,

I am very sorry to say that from now till the 27th of this month our house is full up with extra children. But we shall be very pleased to see you and Mrs Cockerell on Monday next if you care to come for one day only. There is, I am told, a very cheap excursion train every Monday by which you can [2] reach here about noon and return about 7 P.M.

I believe the train leaves Waterloo between 7 and 8 in the morning, but no doubt you can obtain full particulars at Richmond station and perhaps some means of joining the train without going to Waterloo. If this should not be convenient we shall be glad to see you any other day before leave England. There are many things on which I wish to consult you.
