Dear Sir
I would rather you would put off your visit here a week or two because we have now builders in the house, most of our rooms are uninhabitable and we are altogether too full of dirt & discomfort to receive a visitor. When you come, there is a train from Waterloo Station at 8.5 am if you would not mind starting so early: you would then reach here a little before 1pm [2] & you could have lunch with us and return if you like either at 3- or 5.40 pm. reaching London at 7.403 or 9.50.
